FAQ — Operations
-
Q: Will someone be living on-site at my property?
A: Depending on the size of the building, we place a dedicated resident manager or a roving building manager who covers multiple nearby properties. We hire, train, and directly supervise these staff members ourselves, so you get the benefit of an on-site presence without managing that employee relationship yourself.
-
Q: Who handles utilities and vendor contracts?
A: We do. Our team coordinates the utilities, service contracts, equipment, and supplies necessary to keep your property running smoothly, so you’re not the one managing multiple vendor relationships or fielding calls about routine service issues.
-
Q: How often do you inspect the property?
A: We perform regular inspections as part of standard service, specifically designed to catch maintenance issues while they’re still inexpensive to fix rather than waiting for a tenant complaint. We also perform a formal annual condition assessment, giving you a documented, big-picture view of your property’s physical condition and any deferred and preventative maintenance maintenance that needs attention.
-
Q: Do I have to approve every repair?
A: You’ll be asked to approve costs above an agreed threshold, so you retain visibility and control over anything beyond routine upkeep. Below that threshold, and in genuine emergencies where waiting could risk safety or cause further damage, our team acts immediately and follows up with a full explanation of what happened and what was done.
-
Q: How do you keep vendor pricing fair?
A: For larger jobs, we collect multiple competitive bids before work begins, so you can be confident you’re getting fair value from a qualified vendor rather than simply hiring the first contractor who returns a call. We can waive that requirement for a specific project if you prefer to move forward with a vendor you already trust.
-
Q: Can you manage a renovation project?
A: Yes. Our project oversight service manages the entire process, including bidding out the work, coordinating contractors, conducting site visits throughout construction, and reviewing draw requests before funds are released. Whether it’s a single unit turnover or a full building renovation, you have one point of contact managing the work from planning through completion.
