FAQ — Leasing
-
Q: Are leasing services included with property management, or priced separately?
A: Leasing services are priced separately from our base property management fee. Marketing a vacancy, showing the unit, screening applicants, and preparing a new lease are distinct from the day-to-day management of an occupied property. Treating leasing as a separate service keeps pricing transparent: you pay for leasing work when it occurs rather than as a recurring monthly charge.
-
Q: Who determines the asking rent and approves concessions?
A: We research comparable properties in the the property-specific submarket and recommend an asking rent based on current market conditions, unit condition, and recent comparable leases. That recommendation is presented to you for approval before a unit goes on the market. Any proposed concessions, such as a reduced deposit or move-in incentive, are reviewed with and approved by you before they are offered.
-
Q: Who screens and approves applicants?
A: Our leasing team coordinates the application screening process with a third-party service that specializes in credit history, income verification, rental history, and background checks where permitted by law. We apply consistent, pre-established screening criteria to every applicant. Depending on your service agreement, our team either approves applicants who meet those criteria or coordinates final approval with you.
-
Q: What lease documents are used, and how is local compliance addressed?
A: Every lease is prepared using current, jurisdiction-appropriate leases. Because rent control provisions, just-cause eviction protections, and required disclosures vary by city and change over time, our team reviews the applicable lease language, required addenda, and disclosures – including security deposit disclosures, lead-based paint disclosures, and local ordinance notices – before each signing to support compliance in the property’s jurisdiction.
-
Q: What happens after the lease is signed?
A: Once a lease is signed, we coordinate the move-in process directly with the new resident, including scheduling the move-in date, coordinating any required move-in condition documentation, and confirming move-in funds, utility information, and access details. The signed lease, move-in report, and all supporting documentation are added to your property file, and the property management team begins managing the tenancy under its standard compliance and rent-collection processes.
-
Q: Who handles security deposits, move-in funds, and resident onboarding?
A: We coordinate collection of the security deposit and first month’s rent in accordance with the management agreement and deposit the funds into the appropriate property accounts. Our team also handles resident onboarding, including move-in instructions, building rules, and access information, so the transition is smooth and requires minimal owner involvement.
